What do the Dutch labels mean?
Gemeubileerd usually means furniture is included. Gestoffeerd generally refers to basic finishes, such as flooring and window coverings, without a full set of furniture. Kaal may require more furnishing or finishing of your own. These are search labels, not an inventory: ask what each home actually includes.
Request a room-by-room list
Work through the bedroom, living room, kitchen and bathroom. Ask about the bed, wardrobe, lighting, fridge, washing machine, curtains and flooring. Is an item only shown in the photo, or included in the tenancy? Note anything offered separately by the previous tenant and anything you must arrange yourself.
Compare the total, not just rent
List basic rent and additional charges separately. The Huurcommissie explains that service charges can include items such as furniture or floor and window coverings; gas, water and electricity may be charged separately. Request the breakdown for the particular home.
Choose around your own circumstances
If you own furniture, check dimensions and storage for anything that will not fit. If you are arriving with little luggage, compare the time and money needed to furnish an empty home. Don’t assume either option is cheaper: make a simple budget for both.
Check the inventory at handover
Walk through the home together and record which items are present and their condition. Keep the inventory and take clear photos of existing damage. Check how to report anything that is not working.
Use the furnishing filter to narrow your options. Let the written agreement and actual inventory determine whether a home is ready for your move.
